These Terms & Conditions (“Terms”) govern your use of the property marketplace operated by Acre & Anchor Demo on the Acre & Anchor platform (the “Service”). By accessing or using the Service, you agree to these Terms. If you do not agree, please do not use the Service.

1. About the Service

The Service is an online marketplace that displays property listings and connects interested seekers with Acre & Anchor Demo (the “Broker”). We facilitate introductions only; we are not a party to, and do not guarantee, any transaction, tenancy or sale between you and the Broker or any property owner.

2. Eligibility & Accounts

You must be at least 18 years old and capable of entering a binding contract. To reveal broker contact details you verify your mobile number via OTP. You are responsible for the activity carried out using your verified number and for keeping your device secure.

3. Listings & Accuracy

Listings, including prices, availability, measurements, images and amenities, are provided by the Broker and may change at any time. While we take reasonable steps to keep information current, we do not warrant that any listing is accurate, complete or available. Always verify details and legal documents directly with the Broker before making any commitment or payment.

4. Acceptable Use

You agree not to misuse the Service, including by submitting false information, scraping data, attempting to gain unauthorised access, posting unlawful or offensive content, or using contact details obtained through the Service for spam or any purpose other than a genuine property enquiry.

5. Enquiries & Communication

When you express interest in a property, your name and mobile number are shared with the Broker so they can respond to your enquiry. By doing so you consent to being contacted by the Broker by phone, WhatsApp, SMS or email regarding that property and similar requirements.

6. No Brokerage by the Platform

Acre & Anchor provides the technology platform. Any brokerage, advisory or commission arrangement is strictly between you and the Broker. Fees, if any, are agreed directly with the Broker and are outside the scope of these Terms.

7. Intellectual Property

All trademarks, logos, software and design elements of the Service are owned by Acre & Anchor or its licensors. Listing content remains the responsibility of the Broker. You may not copy, reproduce or redistribute any part of the Service without prior written permission.

8. Limitation of Liability

To the maximum extent permitted by law, the Service is provided “as is” without warranties of any kind. Neither Acre & Anchor Demo nor Acre & Anchor shall be liable for any loss arising from reliance on a listing, dealings with a Broker or owner, or unavailability of the Service.

9. Changes to these Terms

We may update these Terms from time to time. Continued use of the Service after changes are posted constitutes acceptance of the revised Terms.

10. Governing Law

These Terms are governed by the laws of India, and the courts of Kerala shall have exclusive jurisdiction over any dispute arising from the use of the Service.
